A rooming house is valued on its income, financed by a narrow pool of lenders and managed harder than a standard rental. Get those three right and it is one of the strongest yield assets a portfolio can hold. Get the lender order wrong and the first one quietly blocks the second.
We arrange finance for established rooming houses, new builds and conversions across Queensland and the rest of Australia. The work is not finding a lender that says yes. It is choosing which lender says yes first, so there is still somewhere to go when you buy the next one.
Who this is for
- Investors buying an established, registered rooming house
- Investors building a rooming house from the ground up
- Owners converting an existing house into a rooming house
Who it is not for
- Buyers with no deposit or equity to put in
- Anyone chasing yield with no plan for the purchase after this one
- Anyone whose ATO tax portals are not clear across every individual and entity
What lenders look at
Rooming houses are assessed as specialist security. Each lender has its own view on what counts, where it will lend and how it values the asset. The list below is what decides the outcome.
- Valuation method. Income-based, or residential comparables. The two can be hundreds of thousands of dollars apart on the same property
- Rent roll and occupancy history. Actual rents per room and how full the property has been
- Management agreement. Who runs it, and whether they specialise in rooming houses
- Council approval and building certification. The property must be approved for the use, not just operating that way
- Room count. Some lenders cap the number of rooms they will accept
- Clear ATO tax portals for every individual and entity on the application
Loan size and timing
On established purchases, lending is available up to 80% of the property value. We usually structure at 70%, because the terms are better and the lender pool stays wider for the next move. On builds, treat 65% as the rule of thumb.
Expect the process to take longer than a standard residential purchase. Specialist valuations are the slow part, and the valuer may ask for rental evidence that takes time to assemble. We build the valuation timeline into the plan from the start rather than discovering it at the finance clause.
Before anything else: Clear ATO tax portals across every individual and entity involved. Lenders check this early, so we check it first.
The mistake we see most
Using the best rooming house lender on the first deal. It feels like a win at the time. Then the second rooming house comes along, that lender is already holding the first one, and the next best option is a step down in terms or a step up in cost. The first facility decided the second before anyone had looked at it.
The fix is sequencing: deciding the order of lenders across the next two or three purchases before the first application goes in.
A real example
A client bought a rooming house where the valuation came in around $130,000 short of the contract price. The valuer had used the rents in place, which were well under market. We did not argue with the method. We presented independent rental evidence for the suburb, room by room, with an experienced rooming house manager's assessment and a commercial valuer who understood the asset class. The valuation was revisited and the purchase settled.
A second client had built a rooming house inside a company and trust structure using personal cash, then found the lender treated that cash as a director's loan rather than equity. The release of funds had to be documented around a stated purpose before the lender would approve it. The lesson in both cases is the same: the exit and the valuation are planned before construction or contract, not after.
Both are told in full, with the client's sign-off, in episode 103 and episode 104 of the podcast.

How we work
Every engagement runs the same way, whether it is one rooming house or the third in a sequence.
- 15-minute fit callWith our team. We learn what you are buying or building, what you own already and whether this is a fit. If it is, we book you a Discovery Call with Dion.
- Discovery Call with DionA free 30-minute conversation about where you are, where you want to get to and what has to be true first. If we can help, we say how. If we cannot, we say that too.
- Finance StrategyThe written plan: entity and ownership structure, which lender funds this purchase and which ones are kept for the next, how the valuation will be supported and what the cash flow looks like at a conservative occupancy. Our commercial credit team works on the build and conversion deals.
- ImplementationWe lodge, manage the valuation and run the application through to settlement. Then the plan for the next purchase starts.
Access to a wide panel of major banks, non-banks and specialist lenders through Connective, plus off-panel lenders where the deal needs it.
What it costs
The fit call and the Discovery Call cost nothing. The Finance Strategy is a one-off fee for the work of designing the structure: the entity, the lender sequence, the splits and the order of moves. We quote it on the Discovery Call, once we know the scope. If the strategy does not leave you knowing exactly where you stand and exactly what to do next, the fee is refunded in full.
Common questions
Why did my bank say no?
Most banks do not lend on rooming houses at all, and the ones that do apply policy on room count, council area and management that a standard home loan assessor never sees. A no from one bank says very little about the property. It says a lot about which lenders you should have been talking to.
Will the valuation match what I paid?
Not always. Rooming houses are valued on income, so if the rents in place are below market the valuation can come in under the contract price. Independent rental evidence, a specialist manager's assessment and the right valuer close most of that gap, but it has to be prepared before the valuation, not after.
Can I use my super?
There are options, and it is a conversation rather than a yes or no. Book a fit call and we will talk it through with your accountant and adviser in the loop.
What is the yield after costs?
Higher than a standard rental, but the costs are higher too: professional management, compliance, higher insurance and a vacancy allowance across several rooms. We model it at a conservative occupancy so the number you plan on is one the property can actually produce.
Can I still buy again after this?
That is the whole point of the structure. The ownership entity, the loan-to-value position and the lender you use on this purchase are all chosen to keep your personal capacity and the wider lender pool available for the next one.
